Location Criteria

To determine a site's suitability for a coin laundry business, the following information is requested:

IPSO Laundromat
  1. A complete site plan for the proposed location.
  2. The approximate amount of rent expected.
  3. A demographics report from an outside, independent source, showing a one-, two-, and three-mile radius of the following information: total population, personal and average household income, the breakdown of income levels by age group, percentage of white collar, blue collar, and service/farm workers; age of residents; and number of and the percentage of home owners versus rental households.
  4. The amount of traffic, and the prevailing traffic flow, including the legal speed limit.
  5. A map of the immediate area.
  6. A list of other types of businesses in the proposed immediate area.

Leasing Information and Basic Requirements

  1. Lease Term: A minimum of ten (10) years in a base lease term, with at least two five (5) year options, or a combination thereof.
  2. Area Desired: 1,500 - 6,000 sq. ft. in most configurations. A minimum of 20' frontage, with a ceiling height minimum of 12 1/2' from floor to joist, or the lowest obstruction.
  3. Signage: Facia signage to conform to that of the shopping center. Letter sizes of 18" - 24" are desirable. Pylon signage where available is desirable.
  4. Use: Exclusive self-service coin laundry facility, and other services typical to a business of this type, as well as exclusive rights to future expansion.
  5. Options: Any options in the lease agreement shall be automatically renewed unless notice not to renew is provided to landlord by tenant ninety (90) days prior to said renewal or option.
  6. Landload Waiver of Lien: Landlord shall waive or subordinate its lien on equipment and fixtures of tenant to first lien holder of equipment of fixtures, in form required by lender.
  7. License: To operate a self-service coin laundry business.

Building must be constructed on a concrete slab, on grade and have adequate storefront windows.

Summary

We are seeking highly visible locations with good ingress, egress, and parking in the middle to lower income areas with high traffic counts, and or captive markets in middle to lower income densely populated neighborhoods, both with a high population of rental households. Neighborhood centers with grocery store/drug store anchors are preferable. When we have determined that the criteria submitted for our review meets with our requirements and expectations, you will be contacted to discuss the lease conditions and other business points.
